SBA Loan Consultants: Compare Packaging Scope, Agent Fees and Lender Handoffs

For United States SBA borrowers, official SBA assistance is the no-consultant starting point; paid support may be useful when defined deliverables address a complex file or lack of time.[2][3][9] In every arrangement, the lender determines the required documents and works directly with the borrower.[2]

Choose the Support and Payment Model

  • Official SBA assistance: District Offices offer in-person, online or telephone help, Resource Partners operate nationwide, and Lender Match connects borrowers with participating lenders. SBA does not describe these resources as paid consulting services.[2]
  • Borrower-paid packaging: Commercial support may include document gathering, financial modeling, application packaging, lender outreach and closing coordination. Small Business Funding says some brokers charge borrowers directly, but its cited page gives no standard price.[3][4][6]
  • Lender-paid support: Small Business Funding, Pioneer Capital Advisory and sbaloansHQ describe lender-paid referral, advisory or placement compensation at closing or funding.[3][6][7]

“Lender-paid” does not establish that the transaction has no borrower costs. Small Business Funding distinguishes broker compensation from ordinary closing costs, while SBA’s cited guidance does not address the accounting or regulatory treatment of these payments.[2][3]

Who Controls the Application?

A 7(a) borrower applies through and always works directly with a local lender; SBA does not provide 7(a) loans directly to borrowers.[2] Required documents vary by loan size, processing method and the borrower’s circumstances, and the lender determines what is required.[2]

A consultant may organize financial information, prepare a package and approach lenders.[3][4][6] Consultants may also coordinate during underwriting.[7][9] That package does not replace the lender’s document requests.[2]

Before signing, get written answers to these handoff questions:

  • Deliverable: What exactly will the consultant prepare?
  • Timing: When and how will the package reach the lender?
  • Follow-up: Who handles revisions and requests for additional records?
  • Access: Will the borrower receive every document, model and application submitted?
  • Communication: Can the borrower communicate directly with the lender throughout the process?

Compare Named SBA Support Options

Each option below is compared on scope, compensation and lender handoff. Commercial descriptions are provider-reported.

SBA District Offices, Resource Partners and Lender Match

Scope: District Offices and nationwide Resource Partners provide process assistance; Lender Match connects borrowers with participating lenders.[2]

SBA Advisors

Non-comparable service: SBA Advisors describes support for lending institutions.[5] This is not an equivalent borrower-packaging proposal; check the actual customer and deliverables before including it in the shortlist.

Compensation: Confirm pricing directly with the company.[5]

Lender handoff: The service is presented for lending institutions rather than loan applicants.[5]

Provider approval-rate, closing-count and speed claims are not independent evidence of a borrower’s prospects. Request dated methodology and supporting records, and keep commitments separate from testimonials.[3][6][7]

Verify Form 159 and the current submission process

Form 159 identifies agent compensation connected with SBA financing.[8] SBA’s submission guide covers loan packaging, financial statements prepared for the application, and consulting, broker or referral services; it describes lender or LSP completion and signatures from lender, applicant and agent.[8]

The Form 159 FAQ listed in January 2026 says the former FTA application has been retired in favour of CAFS. Initiation may occur during origination, but completion follows first disbursement in ETRAN Servicing; lenders retain the record. Supporting documentation is required when the amount paid exceeds $2,500.[10]

The guide separates applicant-paid and lender-paid amounts and says the same fee should not be paid by both.[8] The FAQ says submission changes do not themselves change Form 159 policy.[10] Have the lender identify the applicable current SOP, program conditions, allowed compensation, exceptions and documentation for each service. A provider’s payment-at-funding claim does not establish regulatory permission.

Record the agent, actual work, payer, amount or calculation basis, supporting detail, signatures, responsible filer and borrower copy. Use the lender’s applicable program instructions rather than assume a cap, reimbursement rule or exception from an old landing page.

What to Confirm With Each Provider

  • Exact compensation: Obtain the fee or calculation method, payer, due date and funding contingency. Ask whether ordinary closing costs remain separate.[3][6][7][9]
  • Contract controls: Request the duration, exclusivity, termination procedure, cancellation rights and refund policy. Across the commercial provider pages, cancellation and refund terms are unpublished; contract duration is also unpublished except for Pioneer’s exclusivity distinction and payment-at-funding terms.[6]
  • Deliverables: Define whether the work includes eligibility review, projections, a document index and lender outreach.[3][4][6] Also specify whether it includes underwriting responses and closing coordination.[7][9]
  • Handoff: Specify who submits the package, who receives editable files, who communicates with underwriting and what happens after a decline. The lender still determines the required documents.[2]
  • Service area: Confirm geographic coverage directly with SBA Loan Consultants.net, SBA Advisors, Pioneer Capital Advisory and Business Funding Group.[4][5][6][9]
  • Performance evidence: Request independently supported performance data and the definition of an accepted case. A lender-paid or successful-closing payment model is not an approval guarantee.[3][6][7]

Start with official SBA assistance and the prospective lender’s document requirements when the application is straightforward.[2] Consider paid support when its written deliverables address a specific complexity or time constraint.[3][9] Do not sign while compensation, exclusivity, cancellation terms or handoff responsibility remain unclear.
